INVEST

Successful real estate investing is more than buying a property and hiring a property manager. The process starts even before selecting a property, where we analyze various markets across the country before selecting viable areas. Experienced analysts then run valuations while asset management prepares a business plan on the property before it is implemented.

  1. FULL MARKET ANALYSIS: We target areas that satisfy certain macroeconomic benchmarks.

  2. BROKER RELATIONSHIPS: Relationships with brokers allow us to capitalize on potential properties.

  3. DUE DILIGENCE: Includes conducting a thorough underwriting of financial data, property review, and submarket analysis.

  4. PROPERTY OFFERING: Once we identify a property, we will start marketing to qualified investors by providing an offer sheet with proposed return projections.

  5. ASSET MANAGEMENT: After closing, we will work with an experienced, local, property management company to make all necessary improvements and improve operating efficiencies. We will also provide regular financial reporting to investors.

  6. Exit Strategy: We aim to hold the asset between 3-5 years.

Aaron S.

Aaron is the Founder & Principal of TSG Capital Ventures, a real estate investment company with a portfolio of properties in California, North Carolina, and Texas.

Aaron founded the company during the infamous subprime mortgage real estate bubble in 2006. He is a seasoned real estate professional with 20+ years of experience in development, corporate and commercial lending, valuations, acquisitions, renovations, dispositions, and asset management. Aaron has experienced the changing market conditions through multiple real estate cycles and capitalized on these opportunities in dislocated, under-valued properties for clients as well as his own portfolio. The company operates and has completed value-add investments in cities across the United States, including:

Aaron has purchased multiple properties outside of California as well, since 2008, that have since experienced tremendous economic growth.

He graduated from Johns Hopkins University with his Bachelor of Arts in Economics and the University of Southern California with his Masters of Business Administration in Real Estate & Finance.

On a personal note, Aaron enjoys traveling with his wife and children, golfing with friends, and giving back to various charities through his family’s charitable fund.

Jennifer S.

Jennifer is Co-Founder of TSG Capital Ventures, a real estate investment company with a portfolio of properties in California, North Carolina, and Texas.

Since inception, Jennifer has been involved in all aspects of the company, including the acquisition and disposition of properties, underwriting, property management, design, and marketing. She is also a licensed Realtor in the state of California.

Concurrent with TSG’s early days, Jennifer worked at Jones Lang LaSalle, a Fortune 500 company, where she started as an analyst and was promoted to Senior Account Operations Manager. During her tenure, she underwrote and analyzed numerous Class-A commercial real estate transactions including office, retail, multifamily, industrial, and portfolio properties on the West Coast exceeding $1 Billion at that time. They include:

  • Union Bank Building, a 737,600 square foot, Class A trophy office tower in Downtown Los Angeles, California. Union Bank recently sold for $110 million in March 2023.

  • One World Trade Center, a 27-story, Class A trophy office tower in Long Beach, California

  • 801 South Grand, a 207,057 square foot, Class A trophy office tower in Downtown Los Angeles, California

  • Bourn Retail Portfolio, a six property, 774,000, square foot portfolio of shopping centers located in Tucson and Phoenix, Arizona

  • The Oaks at Westlake, a 354,300 square foot suburbank office building in Thousand Oaks, California

Jennifer graduated from the University of Southern California with her Bachelor of Arts in Business Administration with an emphasis in Corporate Finance.
